More homes hitting the market fueled a hike in sales last month, according to the latest data released by Maine Listings. 

July was the fifth consecutive month that the available inventory was up to stand at 5,346 properties – the highest number since October 2020, or 58 months ago.

One thousand, five hundred and seventy homes changed hands last month, an increase of 5.02% over July 2024, and the statewide median sales price (MSP) reached $419,950 – an increase of 5.25% over the same time period.

The MSP indicates that half of the homes were sold for more and half sold for less. Although industry watchers suggest that with more choice for buyers, some sellers are having to lower their initial asking price to get their homes sold.

The National Association of Realtors (NAR) reported a 1.1% sales increase of single-family existing homes sales across the country, comparing July 2025 to July 2024. An uptick in prices of 0.3% led to a national MSP of $428,500.

July sales in the northeast rose 2.0% with a regional MSP of $509,300—up 0.8% over July of 2024.
