MaineListings provided a mixed bag of home sales data for the state and furtherafield in its latest real estate market report.

Sales dipped very slightly in April when compared to a year ago – down by 0.74% but up 11% over March. The median sales price (MSP) also touched $400,000 last month – up 4.44% on April 2024.

The MSP means half of the homes sold for more and half for less.

Asthe local market heads towards the traditional seasonal peak, listing activity has picked up with 10% or approaching 600 more homes going on the market in April compared to the prior month.

According to the National Association of Realtors (NAR) reported a drop in home sales nationally, down by 1.4% from 12 months ago. The MSP was up though, by 1.7% to stand at $418,000.

Regionally, across the northeast, sales figures for single-family homes remained unchanged between April 2025 and April 2024. The regional MSP did increase though, by 6.3% to $487,400.
